Our Services
As a registered and insured Building Inspector based in Melbourne, I provide a full range of inspection services for homeowners, builders, developers, and property buyers. With a strong understanding of the Victorian Building Authority (VBA) regulations and Australian Standards, I deliver clear, reliable reports to support safe, compliant, and high-quality buildings.
✔ Mandatory Building Permit Inspections
I’m authorised to conduct the mandatory stage inspections required as part of the building permit process. These inspections ensure that each stage of construction complies with approved plans, building codes, and the Building Act 1993. Common stages include:
Footings Inspection
Slab/Base Stage
Frame Stage
Final Occupancy Inspection
All inspections are conducted promptly with clear documentation, helping to keep your project moving forward without delays.
✔ Swimming Pool & Spa Barrier Inspections (Form 23)
Victorian law requires all pools and spas to be inspected and certified every four years. I am qualified to carry out pool and spa barrier inspections, ensuring your safety barriers comply with the relevant standard.
After a successful inspection, I will issue a Form 23 - Certificate of Pool and Spa Barrier Compliance, which is required by your local council.
Services include:
Initial compliance inspection
Guidance on non-compliant issues (if applicable)
Re-inspection if required
Form 23 certificate submission
✔ Owner Builder Reports (137B Reports)
If you’ve built or renovated under an Owner-Builder permit within the past 6.5 years, you’re legally required to provide a 137B Defects Report when selling. I provide fast, compliant reports to meet these obligations.
✔ Bushfire Attack Level (BAL) Assessment
A BAL Assessment determines your property’s risk of exposure to ember attack, radiant heat, and direct flame contact during a bushfire. In Victoria, a BAL rating is required for building permit applications in designated bushfire-prone areas.
